Valuation FAQs

What to expect.

Frank Krajczar prepares every valuation himself, using comparable closed sales, homes currently active and under contract nearby, and the specific condition, lot, and layout of your house — not just a price per square foot.

No. A formal appraisal is a regulated product from a licensed appraiser, usually ordered by a lender. This is a broker's opinion of value: a market-informed range for what your home would likely bring in a well-run sale right now. For deciding whether and when to move, the broker's opinion is usually the more useful document.

No. Your answers and contact details are used to prepare your valuation and to follow up with you. They are not sold, traded, or handed to third parties.

None. The valuation is free and does not obligate you to list, to sell, or to keep talking to us.

Usually within one business day of receiving your information. Unusual properties — acreage, homes with significant deferred maintenance, or houses with few recent comparables nearby — can take an extra day.

Not unless you ask to be. You receive your valuation and nothing else until you reach out again.

The most accurate valuations are for Greater St. Louis addresses, where Frank works every week. For homes outside the area — including out of state — he can give you a directional read and connect you with an agent he trusts locally.

No. If you want to talk about listing, you raise it. Otherwise the valuation stands on its own.
